You can visit Guatapé as a day trip and see the highlights in 8 hours. But if you really want to experience what makes this place special, you stay at a finca. A lakeside finca — a traditional Colombian farmhouse on the reservoir — is the single best way to experience Guatapé. Wake up to water views, swim before breakfast, hammock your way through the afternoon, and watch the sunset from your own dock. It's the reason people come back.
What Is a Finca?
A finca is a Colombian country house or farmhouse. In the Guatapé context, fincas range from simple rural properties to luxury estates — but the common thread is space, nature, and a pace of life that's the opposite of urban. Most Guatapé fincas sit on or near the reservoir, with private grounds that include some combination of pool, gardens, hammocks, BBQ area, and water access (dock or shoreline).
Unlike a hotel where you book a room, many fincas are rented as whole properties — you get the entire house. This makes them ideal for groups: families, friend trips, bachelor parties, or retreats. Some larger fincas sleep 15–20 people, making the per-person cost surprisingly low.
Price Ranges (2026)
Prices are per night for the entire property, not per person. A mid-range finca sleeping 8 at COP 600,000 per night costs COP 75,000 per person — less than a decent hotel room and infinitely more memorable.
What to Look For
Pool vs. no pool. Most visitors prioritize a private pool. In Guatapé's warm-cool climate (19°C average), a pool is pleasant during the day, especially after a hike. Confirm pool size and whether it's heated — some smaller fincas have plunge pools, not full swimming pools.
Lake access. Not all fincas are directly on the water. "Lake view" means you can see the reservoir; "lakefront" means you can walk to the water; "private dock" means you can launch a boat or kayak from the property. Lakefront properties are significantly more expensive but the access is worth it.
Kitchen. Most fincas have a full kitchen. This saves money (cooking your own meals) and adds to the experience (buy trucha at the market, grill it at your finca). Some luxury fincas offer a private cook for an additional fee — a Colombian breakfast prepared by someone who knows what they're doing is a highlight.
Road access. Some fincas are accessible only by boat. This sounds romantic — and it is — but it also means every supply run and every departure requires a lancha. Confirm accessibility before booking, especially if you have heavy luggage.
Capacity. Fincas list a maximum capacity, but "sleeps 12" might mean 2 bedrooms with queen beds and 8 people on mattresses in the living room. Ask for the actual bedroom count and bed configuration.
When to Book
Peak season (Dec–Jan, Jun–Jul, Semana Santa): Book 2–4 weeks in advance, especially for weekend stays. The best properties sell out fast.
Regular weekends: 1 week in advance is usually sufficient, but popular properties still book up.
Weekdays and low season (Apr–May, Sep–Nov): Same-week booking is often possible. Prices drop 20–40% compared to peak weekends. This is the best time for value.
Booking Platforms
Booking.com and Hotels.com have the largest selection of Guatapé fincas with verified reviews and free cancellation options. The map view is particularly useful for finding lakefront properties.
Direct booking through the finca's own website or WhatsApp can sometimes get you a lower price (no platform commission). But you lose the cancellation protection and verified reviews.

Finca Etiquette
Leave it clean. Many finca owners are families who rent their property. Treat it like someone's home, not a hotel.
Noise rules. Some fincas have quiet hours (usually 10pm–7am). If you're planning a party, confirm this before booking. Some properties explicitly allow events; others don't.
